Timberland Partners has an in-depth knowledge of apartment markets throughout the country with the ability to underwrite and ultimately close acquisitions in a timely and diligent manner.

Timberland Partners will consider all types of multifamily asset classes. We generally focus on acquiring properties priced below replacement cost with opportunities to reposition in the marketplace by executing a "value-add" business plan. We also acquire stable properties with steady cash flows as well whose values can be improved upon by implementing a professional management team and controlling operating expenses.

Property Characteristics
Generally, we target properties that meet the following criteria:
  • Garden style or Midrise
  • Minimum of 100 units, no maximum
  • 1980s, 1990s, early 2000s vintage
Transaction Structure
We also will consider unique transactions, such as properties with Section 42 contracts, lender owned properties, properties in receivership, or ultimately gaining title to a property through a contract for deed.
