The opportunity to create value in commercial real estate may come through renovating a property, repositioning it or providing improved hands-on management. In every case, the key to turning opportunity into value is market and industry knowledge and expertise.

Investment Strategy

One of the main objectives of Timberland Partners is to maximize the return on the investment to our investment partners. To accomplish this, we pursue the acquisition of real estate with hidden value. Hidden value may exist in the form of changing market conditions, a rapidly expanding employment market or a well-planned and timely property renovation and re-positioning. Hidden value can also be found in an under-performing asset which will benefit from a revamped and more aggressive management approach.

The Timberland Partners acquisition team is constantly studying various markets and evaluating economic data such as job growth projections, while monitoring apartment sales activity to determine appropriate target markets, in order to identify the best properties for acquisition. Our specialty is to acquire properties that are in good or excellent locations but suffer from various kinds of problems. The Timberland Partners team then goes to work to fix the problems and upgrade the property in a cost effective manner.

One of our core philosophies is to co-invest in every acquisition we make alongside our investment partners. We always take a “hands-on” approach to the management of our properties. Each property we acquire is managed solely by Timberland Partners, and we only manage properties that are in our portfolio. It’s our way of ensuring that our properties are properly cared for in order to maximize returns. Our ultimate goal will always be to maximize both the value of the properties we own and the return on investment paid back to our investment partners.

Timberland Partners has made over 40 commercial real estate acquisitions since being founded in 1992. Each property has its own, separate partnership structure. The administrators of each partnership are almost always the largest individual investors. Having our own ‘skin in the game’ is our way of doing business. As we continue to build our portfolio, three of our primary goals are to build long term, stable relationships with our investment partners, to produce new, quality investment opportunities and to fulfill or exceed our partner’s expectations. Our Promise to Our Partners

At Timberland Partners we recognize that investing in real estate is a commitment of goodwill and faith between partners. A partnership may exist for only a few years, to take advantage of an opportunity, or it might last for a decade and beyond as we patiently wait for the best time in the real estate cycle to liquidate the holding. Perhaps transferring the asset into a new investment via 1031 exchange may prove to be the most appealing option to a particular partnership. No matter the length of the relationship, a sound partnership requires clear, concise and regular communication to assure that all parties are aware of the strategy and direction being taken with the investment.

One of our key goals at Timberland Partners is to create long-term business relationships. As the managing partner, we are committed to scrupulous honesty in all of our dealings and to assuring that all partners participate freely in an open exchange of information. In this regard, all investment partners receive regular, periodic reports on each investment. All the news surrounding the asset, be it wonderful or of concern, is shared with the investment partners in a timely manner to assure that the status of their real estate portfolio is current and accurate. We strive to meet or exceed our investment partners expectations.
