Timberland Partners has an in-depth knowledge of apartment markets throughout the country with the ability to underwrite and ultimately close acquisitions in a timely and diligent manner. We pursue well-located acquisition opportunities throughout the Midwest, Southeast, and Southwest. Generally, we target garden style or midrise with a minimum of 100 units, built in the 1980s, 1990s, or early 2000s vintage.
We consider all types of multifamily asset classes, generally focusing on properties priced below replacement cost with opportunities to reposition in the marketplace by executing a value-add business plan. We acquire stable properties with steady cash flows whose values can be improved upon by implementing a professional management team and controlling operating expenses. We also consider unique transactions, such as properties with Section 42 contracts, lender owned properties, properties in receivership, or ultimately gaining title to a property through a contract for deed.
